Let us find the right mortgage for you

Just six steps

1. Speak to us!

The first step is to have an informal chat so we can obtain some details about you and the property you are going to buy or re-mortgage. This can be done at a time to suit you over the telephone and normally takes 20 - 30 minutes.

During this time we will complete a detailed fact find with you so we can get to know your situation and requirements better.

2. Upload your information

At this stage, you will also need to provide us for example with proof of your identity, proof of your income, and copies of your last three month’s bank statements, and depending on your situation some other relevant information – but don’t worry will let you know exactly what we require.

We send you a link to our secure portal via email, and then a separate emails with a password. You then submit it electronically and securely back to us.

3. Receive your (no obligation) recommendation

Once we have your documents we will then research the whole UK market and provide you with a personal recommendation for the mortgage we believe best meets your needs.

4. Happy with our recommendations?

We hope you are! ... We then get to work!

We will prepare and submit an application to the lender with all the supporting documentation requested

We will then work closely with the lender to ensure full and complete underwriting of your mortgage. This includes a valuation of the property you are buying or re-mortgaging, which is arranged once your application has been approved in principle

5. Keeping you updated

It’s important to know what’s going on – so we will update you as often as required, but as a minimum once a week ... we will update you via email from our secure mortgage portal or call you.

Once your lender has signed off all the documentation and is satisfied with the property valuation, they will issue a formal Mortgage Offer. Many will advise us first and we will telephone you straight away to let you know, sometimes they will send you a text and email ... but we will still call you to let you know .. Our two lovely administrators Sarah and Sue will then track and manage your case, liaising with you and keeping you updated of the progress of your case until completion

6. Moving day or remortgage completion

Your house purchase or re-mortgage completes..... But that’s not the end of our service... We promise we will diarise to call you in time to review your mortgage again when the deal is coming to an end and if you ever need us, we will be available

Case Studies

Two brothers had bought a home together 3 years ago. One brother was now getting married and agreed to buy his brother out add his new fiancée to the mortgage. The problem arose when it was discovered the fiancée had a large default registered against her and was told by several lenders and brokers they were unable to help. We took the case on and within an hour found a lender who would be willing to help

We were approached by clients who had quite a lengthy term remaining on their mortgage – they thought they were asking the impossible by keeping their mortgage payments the same, but reducing the term …. within 30 minutes we had found a lender who would offer them a 5 yr fixed rate with the payments just under what they are paying now and knocked 2 years off their current term.
Two friends decided they wanted to start buying some buy to let properties together – they had no current buy to let properties themselves but their spouses had – they found a large HMO property to purchase with great rental and potential – they went to several brokers including their own and was told because of their circumstances they could not source a lender …. when they came to us we found a lender within an hour who would help. The case was submitted and offered within a week – clients very happy and now on the lookout for more to buy!
We were approached by an existing client whose relationship had broken down, he had 2 yound children and the break up with the partner was very amicable. The client did not want to sell the home as children were settled and at school and he didn’t want to live in rented. With the help of a deposit from his father we managed to secure him a mortgage with a high street bank for a second home for him to purchase and live in whilst maintaining and owning the family home..

Steve Ellis

A bit about me …. I have been involved in arranging mortgages since 1989. I was originally an estate agent when one day the area manager said I should be a mortgage adviser … and he was right I have never looked back!. I started my own business in 2003.

I am fully qualified holding the Financial Planning Certificate, Full CeMap and recently passed the Equity Release qualification ER1.

Over the years I have arranged 100’s of mortgages for people with all sorts of different circumstances – I am confident to say there has probably not been a situation I haven’t come across.

I thoroughly enjoy my job – especially the part of getting the mortgage placed and then phoning the clients to say their mortgage offer has been issued … and then hand writing the moving home card when they have completed.

In my spare time I like to spend as much time as I can with my two grandkids and getting out and about and visiting new places …. oh and going to Spain where I have an apartment

I started with the business over 2 years ago … and I really enjoy my role as the administrator and now the social media guru! … The business was going so well and my Dad needed some help with administration as he was so busy. I’ve always enjoyed admin and I get to talk to lots of different people including customers, solicitors and estate agents … its never a dull moment.

In my spare time when I’m not cooking and cleaning! … I love to spend time with my two children Alfie & Darcey … and making memories with them. When they are asleep I tend to just chill out with my partner and we binge watch box sets .. I hear that’s very popular these days!

Sue Ellis

I’ve been helping Steve since he started the business in 2003. I also help with administration and also look after all the boring stuff like the accounts!

I have also been in administration for many years and I am a stickler for making sure everything is done correctly and everyone knows whats going on … I love to chase all the solicitors and estate agents to get the answers for our customers.

We have a fantastic secure mortgage portal which customers can access to upload documents and get real time updates.

When I get a bit of free time I like to socialise with my friends and spend time with the grandkids. I used to like travelling abroad for holidays a lot, but now I prefer to visit places in the UK which I have never been too. Last year we visited Scotland, Manchester, York, Burton and many other lovely places.
